In the project we create two uniform sets of apartment units that can be combined into three building kinds. The set includes five basic types of apartments with from one to three spatial variations for them. They are:
- a flat in one level facing one facade;
- a flat in one level oriented to two sides;
- a flat in two levels oriented to two sides.
Due to variety of orientation and usage of uniform dimentional module, it allows to form buildings, completely adaptable to any kind of territory.
One of the main facades of the section or gallery building can face completely Northern side, while the flats in it are still provided with necessary amount of natural lighting and sun insolation.
That also allows to place more flats at the levels of the building, even when it is positioned with one facade completely facing North. That option makes it more economically efficient.
All the flats are designed using a uniforn dimentional module.They can be combined together in different variants and form a lot of floor levels' options. Positioning engineering communications along the common corridor and forming a uniform wet-zones' belt in the building provide possibility to change different variants of floor layouts freely.
It gives a wide opportunity to combine a building out of standard units according to any spacial, economical and town-planning requirements of a certain site in any region or city.
Due to the planning solutions the depth of the buildings becomes larger and makes them more energy efficient and environment friendly.
As for structural and facade solutions, we propose as most preferable to use metal structures with relevant fire fighting treatment and ventilated facade of fiber cement slabs. The metal structure in civil building is efficient from several points of view:
- it makes building process independent of any climatic conditions;
- makes the building process quick and technological;
- takes less place for structural elements;
- gives more freedom in architectural design.
Ventilated facade is the most effective solution from the point of view of economy, energy saving and design.
However, the project can be easily adapted to other structural systems, such as prefabricated concrete elements or monolith ferroconcrete.
We developed two-levels' spacial block combined of four flat units that provides possibility to make only one common corridor for each two levels of the building and to use effectively this additional area for the flats. This two-leveles' block is suitable for all three types of buildings.
All the flats are provided with all premises necessary for comfortable livivng.
Smart planning solutions and a lot of large windows provide them with a lot of natural light in any time of the year. For some premises, such as kitchens and bathrooms, situated at a distance from windows, we propose design solutions with translucent partitions at full heigh or only in the upper part of the rooms. That allows to keep all the wet rooms in borders of uniform wet area and to position more living spaces along the facade with windows.
Wide possibility of redevelopement of apartments is provided by:
- Keeping the area of flats clear of structural elements;
- Placing engineering communications along the common corridor in the central part of the building and at the inside border of the flats;
- Forming a common belt of wetcore zones all through the building, providing possibility of any replacement of wet rooms in a flat within this zone.
As all the flats are formed using a uniform dimentional module, some of them can be easily united into one and form an individual type of larget apartment.
